Roof Repairs Questions

I recently discovered that the previous owner of my 2018 369fb Vilano accidentally (I hope) punched a small hole in my middle AC drip pan and that I now have a triangular shaped, but not too large, soft spot between the half-bath and the door. About two feet in length because it leaked at the seam and I measured it. The repair man fixed it and told me it was not too big of a deal and as long as it doesn’t get worse, I should be fine. I asked how much it cost to fix it and he said to really fix it would require a complete roof replacement. Is this true or can repairs andreplacements be made, somehow?

I’m not a roofing expert, but I’ve seen a lot of repair attempts over the years. There are multiple ways to approach it, but I would agree with your technician that a full roof replacement is often the best long-term solution.

I had the roof on my Beacon redone, and if I were doing it again, I would strongly consider FlexArmor. The last time I compared pricing, the FlexArmor option actually came in less expensive than a traditional replacement membrane.

If you work with a reputable installer, they will replace the decking and it also creates a good opportunity to inspect and address other underlying issues, such as crushed A/C ducts, moisture in the insulation or damaged ceiling panels.

Was the previous owner trying to punch the hole in the drip pan to allow for better flow of the condensate? The AC has a small hole and it is common for the hole to get plugged up and the water to back flow into the ceiling. I have seen several rotted out roofs due to that and also know many owners that drilled their hole just a bit larger to allow for better drain. Wondering as I read your post if the damage was caused before the larger punch.
